DRAINAGE STATEMENT


This statement is prepared to describe the proposed foul and surface water drainage from the above development, and should be read in conjunction with the drainage drawings.


1.0  Surface Water

1.I     The proposed site will be substantially hard paved comprising building, external yard area, car park and access road.

1.2     The building roof and external paved areas will all be positively drained, thus minimising infiltration into the ground.

1.3     The building will drain via sealed rainwater downpipes, and the externals via gullies and channels.

1.4     Drainage from the external hard paving will pass through a 3 stage full retention interceptor prior to outfalling into the pond/swale/soakaway. As a precaution a geotextile fabric will be laid on the external works formation to intercept any slight seepage through the hard paving.

1.5     Surface water will outfall into the pond and then overflow into the swale/soakaways that have been previously installed to accept flows from this site.


2.0     Foul Water

2.1     Foul drainage will outfall via below ground gravity pipework to the existing private pump station adjacent to the site. The pump station has been previously designed and installed to accommodate foul flows from this site. The pump station discharges via a rising main to the Southern Water public sewers.

2.2     There are no vehicle wash facilities so a connection to the foul system will not be necessary.

2.3     Fuels and chemicals will not he stored on site.
